Unfortunately, there aren't any home selling miracles readily available when selling your home.
But, time has proven there are certain home selling tips that can help. The most important home selling "tip" I can give you is very simple - do your homework BEFORE you put your home up for sale.
You'll be glad you did.
These suggestions will improve the home selling process...
while selling your home more easily and with fewer surprises.
1. Get pre-approved for your new home loan. Financial circumstances change for a variety of reasons. That's why it is always best to get pre-approved by a lender you trust
very early in the process. This does two things, both of which are very good. It eliminates financing surprises and puts you in a better negotiating position on your next home.
2. Find out how much your current house is worth. Determine your home's fair market value. Any good Nashville real estate agent can help you determine value as a
courtesy, but you might take it a step further and order an appraisal. A current appraisal is a great tool for you to have.
3. Estimate your home selling costs. It's important to have a good understanding of your selling costs. Here's a few of the common ones:
- Real estate commissions if using an agent
- Advertising costs, signs and other fees if selling "by owner"
- Professional fees such as attorney or closing agent fees
- Any other fees typically paid by the seller
4. Estimate how much it will cost to buy your new home. You'll also want to calculate and include other common expenses such as:
- Moving expenses
- Loan costs and down payment
- Home inspections
- Title work and title policy
- All loan related expenses of buying a new home
5. Estimate the money available to pay toward your new home. You can do this by deducting your mortgage payoff from your home's current market value. Then, deduct
your selling costs from the remainder to get an estimate of the proceeds (money) you will be paid at closing when your home is sold. If the proceeds cover your costs to
buy the new home - Great. If not, do you have the additional funding needed to make up the difference?
6. Make any needed repairs to your current home. This point is critical but often overlooked in the home selling process. Unless you want your house to be viewed
as a "fixer upper" by potential buyers make all necessary repairs. Otherwise, you will receive lower offers. I'm not talking about upgrades or cosmetics, simply fixing those items needing repair.
7. Get your house "ready to show". Most houses need to be spiffed up before they're ready for potential buyers.
Pay particular to the curb appeal, that is the first thing buyers will notice. Make sure that is a favorable impression.
Fresh paint is always a good investment. Organize all closets and cabinets. Clean the windows. Make sure counters are clutter-free. Be sure to avoid the things buyers hate most about houses.
That's key to selling your house quickly.
