Consider These Home Pricing Tips To Establish Your Asking Price


In theory, your home's worth exactly what you want it to be. But, in reality, your home's value isn't determined by YOU - it's always determined by what a willing buyer will pay for it. No home pricing tips or tricks will change that. And today, most home buyers research property values on the Internet for weeks or months, look at lots of homes and aren't in any hurry to buy. This all works against the sale of an over priced home - so don't let it be YOURS.

Here's 6 Good Home Pricing Tips and Suggestions:

1. Compare LISTINGS and SALES within your neighborhood:

  • Look at every home similar to yours (listed and sold) during the past six months.
  • Stay within a 1/4 mile to a 1/2 mile and no further, if at all possible.
  • Pay particular attention to neighborhood dividing lines and other attributes.
  • Compare similar square footage, try to stay within 10% of your home size, if possible.
  • Compare similar age and style of homes. Compare apples to apples.

2. Look at the homes that have SOLD:

  • Pull the histories for expired and withdrawn listings. Why were they taken off the market and re-listed?
  • Compare original list prices to the final selling prices. Calculate average price reductions.
  • Adjust pricing for different lot sizes, home condition, amenities, etc.
  • Compare sold homes on a cost-per-square-foot basis. (Sales price divided by the square footage)

3. Look at the listings that were WITHDRAWN or EXPIRED:

  • Look for patterns. Did they share similar features, location, etc.?
  • Which Nashville real estate agency had the listing? Did they actively market the home(s)?
  • Consider these items and take steps to prevent your home from becoming an expired listing.

4. Study any current PENDING listings:

  • Since they are pending sales, you won't know the sales price until they close. (Unless someone will tell you)
  • Regardless, they're still helpful in determining the # of days on market (DOM) before a home received a purchase offer.
  • This can give you a good idea of the market. Is it a buyer's market (lower prices, longer DOM) or a seller's market (higher prices, quicker sales). Adjust your price accordingly.

5. Look at all of the ACTIVE Listings:

  • They are your competition. Don't focus too much on their pricing if it seems out-of-line. Sellers can ask whatever price they choose. Use these home selling tips and don't make the same mistakes they did!
  • Take a look at these homes. How do they compare to yours?
  • Objectively, ask yourself why a buyer would prefer your home to any of those - and adjust your price accordingly.

6. The first five home selling tips are the 'rational' factors.

Use them when developing your selling price. But, never forget to consider the emotional factors as well. They're much harder to quantify but certainly play a large role in the selling (and buying) process. And finally, don't forget about other factors such as the market and economy in general.
